Home Staging is a popular trend brought up to Vancouver from L.A. It is rumoured that L.A Home Stagers even go as far as hiring actors to act like they are living in the home during the open house. That may sound drastic but according to the presenter at a Staging Course I recently attended, a staged home will sell for 3 to 6% more than an unstaged home. That converts to $30,000 on a $500,000 home.
I put this to theory to the test. My mother had a downtown Vancouver condo which she was trying to sell. After months of having her place vacant, I decided that I could get her more than she was asking with a little home staging. I spent $2000 on paint, furniture and accessories (plus a little elbow grease) and I ended up selling her condo for over $15,000 her asking price.
One of the major tips from the course today was 'de-clutter.' It seems like an obvious suggestion, but once you start packing away the extra knick knacks and clearing the countertops, you realize how much more open and larger a de-cluttered room feels.
